I love investing in the outskirts of Raleigh.... check out my summary of good areas to look at, in my opinion of course:)
-Pittsboro is close to Jordan Lake, only 20 min to Chapel Hill (DUKE and UNC Hospital), 30 min to Raleigh, and they are building a massive development with shopping, restaurants, medical offices, etc. It’s called Chatham Park and they just broke ground. Also Farrington Village is in Pittsboro… Just google it;) Any house you buy here WILL appreciate massively in 5-10 years! (I am actively looking for land here myself)
-Garner is only 10-15 minutes from downtown Raleigh. White Oak Shopping Center consist of shopping (Cabela’s, Target, Pier One, TJ Maxx, BJ’s Warehouse, Burlington Coat Factory, Dicks), restaurants (Logan’s, Panera Bread, Starbucks, TGI Fridays, Kaze Sushi, Oyster Bar, BBQ, Carolina Ale House, Longhorn Steakhouse, etc), Bars, Movie Theater, offices, high end apartments, and who knows what else is going out there. They are still building… Google White Oak in garner. We have a new highway coming around Garner in 2022. It’s called the 540 loop. This loop will make Garner’s homes appreciate even more! They're building a new high school now, a new park with over 100 miles of hiking trails in 2 years, and tons of new neighborhoods are being built. I grew up here and own several rentals in the area. 27603 is actually Raleigh, but very close to Garner and will share in the appreciations as well;)
-Apex is booming… Apex is the new Cary. House prices are getting pretty high. Great place, full of development. Rentals are higher as well.
-Cary is maxed out. Cary is like Redondo Beach… hardly any land left and tons of neighborhoods, commercial buildings, shopping, etc. Great place to live and many people will pay high dollar to live in Cary. Rents are definitely higher!
-Holly Springs is up and coming. If people want a better deal, they look into Holly Springs versus Cary or Apex. A lot of development taking place right now but you can still find land. It’s about 30 min from Raleigh.
-Chapel Hill is our “hippy area”. I love Chapel Hill because of all the healthy vegan places. Lol. Kinda feels like California:) Chapel Hill has the best hospitals and you can still get a home with land. Actually most homes have acres of land because a lot of people who live there love to garden and be outdoors. It’s 20 min to Pittsboro and tons of out door activities (kayaking, mountain biking, paddle boarding, hiking, boating, etc).
-Downtown Raleigh is being overtaken by developers coming in and building huge high end apartments, chain restaurants, and bars. There are live concerts in the park, farmers markets, street parties, and tons of other activities downtown! The homes in downtown Five Points area are now selling for almost 1 million and that’s a lot of money here;)
-North Raleigh is Great! If your lucky you can find an older ranch with land but you’ll pay dearly for it. North Raleigh has tons of development and anything you could possibley want. North Hills is a great area full of shops, restaurants, bars, etc. They have a Beach Music Concert the 1st Thursday of every month. Good times….
RentJungle.com is a good website to look at rental rates in these areas.
